Any Buyer interested in purchasing a Sharon MA home should be pretty excited right now. The October 2014 Sharon MA home sales report figures released by the MLS Property Information Network show a significant drop in both total sales and average sale price from the same time last year. Could this possibly mean that Sharon MA Home Buyers may have a bit of an upper hand in negotiations?
A total of eight Sharon MA homes were sold in October 2014. This is a huge decrease from the previous October's 21 total sold. However, as you can see in the graph above, October 2013 sales seem to have been an anomaly. The eight we saw sold in October 2014 is more in keeping with the typical 8-10 sold in October for the last five years. The Sharon MA homes sold in October 2014 ranged from a 5 bed/1 bath, 1185 square foot Colonial on a half acre lot that sold for $195,000 to a 5 bed/2.5 bath, 3123 square foot Contemporary Ranch situated on 1.6 acres that sold for $650,000.
The average sale price of a Sharon MA home decreased significantly in October 2014. It went from a high of $520,505 in 2013 to $421,488 last month. That's a decrease of 19%. Only one Sharon MA home was sold in 30 days or less while three were sold for the list price or higher. The average days a Sharon MA home spent on the market before going to contract in October 2014 was 86, a 7.5% increase from the previous year.
How does this affect the Sharon MA Home Buyer? Current mortgage interest rates remain at historic lows. A traditionally slower end of the year season means less competition among Buyers. Anyone selling a Sharon MA home during this time will most likely be willing to negotiate to get the deal done.
