Sharon MA Home Sales for August 2014

Sharon MA made the top of Money Magazine's Best Places to Live in 2013.  Its location near Boston makes it a great place for commuters to set down roots while enjoying a pleasant getaway from the hustle and bustle of noisy "big city" life.  Low interest rates and slightly lower home prices make Sharon MA homes a great investment for Buyers as well.  Here is a quick rundown of the Sharon MA home sales for August 2014.

Total Sharon MA Homes Sold in August - 2010 to 2014

The MLS Property Information Network reports that a total of 31 Sharon MA homes were sold in August 2014.  That is a 16.2% decrease from the 37 sold at the same time last year.  These homes ranged from a 3 bed/1.5 bath 1392 square foot ranch-style home that sold for $333,500 up to a 5 bed/3.5 bath 3800 square foot Victorian home that sold for $968,000. 

Average Sale Price for Sharon MA Homes Sold in August - 2010 to 2014

After three years of year-over-year increases, the average sales price for a Sharon MA home decreased 3.2% (from $546,170 in 2013 to $528,470 in 2014).  The highest concentration of home sales were in the $500,000 to $599,999 price range, with nine total sales.  The $600,000 to $699,999 price point came in second, with seven total sales.  The list-price-to-sale-price ratio decreased slightly (99% in August 2013 to 98% in August 2014).  However, the days a Sharon MA home was on the market before it went under contract decreased significantly (83 last year to 50 this year).
