January 2015 Sharon MA Home Sales Report

I don't know about you, but I am really ready for spring.  Snow is fun for the first few days, but I am over it now.  The real estate market all along the Northeast has taken a hard hit due to the weather.  However, it appears to be business as usual for Sharon MA home sales.  Here's a rundown of the January 2015 Sharon MA Home Sales Report according to the MLS Property Information Network.

Total Sharon MA Homes Sold in January - 2010 to 2015

A total of eight Sharon MA homes were sold between January 1st and January 31st this year.  While this may be a 46.7% drop off from home sales in December of 2014, it is the exact same amount of homes that were sold in January 2014.  One Sharon MA Buyer purchased a charming 4 bed/2 bath, 1632 square foot Antique Colonial on a quiet cul-de-sac for $365,000.  Another lucky Buyer is now the owner of a 5 bed/4 bath, 3638 square foot Colonial Tudor in the prestigious Knob Hill neighborhood.  They bought this property for $735,000 after just 15 days on the market.

Averaege Sale Price of a Sharon MA Home Sold in January - 2011 to 2015

The average sale price for a Sharon MA home purchased in January 2015 was $581,067, a 7.9% increase from the same time last year.  This is the second highest average in the last five years.  The average days a Sharon MA home was on the market before it went to offer was 43, a slight increase from the 39 days in January 2014.  The average list price to sale price ratio was 98%, which was a slight increase from the 96% last year.
