What is an Exclusive Buyer Agent?
As an exclusive buyer agent in Canton MA I realize that sometimes people do not get the distinction between a buyer agent and an exclusive buyer agent. I was reminded of this when Barbara Todaro of The Kuney-Todaro Team in Franklin MA recently wrote a blog post entitled How Does An Exclusive Buyer Agent Survive. It was an interesting blog post; if you have not read it, I would suggest you do.
One of the comments in the post suggested that a buyer agent would do well to join a team of listing agents. Well, if the buyer agent joined a team or a brokerage that included listing agents, he/she would not then be an exclusive buyer agent.
An Exclusive Buyer Agent is an agent who not only represents buyers only, everyone in his/her office or brokerage also only represents buyers. There is absolutely no seller representation ever by the buyer agent or anyone else in the company. There is never a conflict of interest, real or perceived, with an exclusive buyer agent. Their only fiduciary duty, and that of everyone else in the company is to buyers only. Buyers Brokers Only LLC is an exclusive buyer agency representing only home buyers.
On the other hand, a buyer agent may represent mostly buyers but they may also, at times represent sellers (not necessarily in the same transaction). Or, someone else in their company may represent sellers.
