Canton MA Home Sales Report for September 2014

The weather isn't the only thing cooling off in the Northeast.  The Canton MA Home Sales Report for September 2014 shows a huge dip as well.  This could mean good news, though, if you are in the market for a Canton MA home.

Total Homes Sold in Canton MA in September - 2010 to 2014

According to the MLS Property Information Network's numbers, a total of nine Canton MA homes were sold in September 2014.  That's a 40% decrease from the 15 sold during September 2013.  It is also the lowest September total in the last 10 years.  These homes ranged from a 3 bed/1 bath, 1404 square foot Colonial that sold for $280,000 all the way up to a 4 bed/2.5 bath, 2872 square foot Colonial in Washington Commons that sold for $744,000.  

Average Sale Price of a Canton MA Home Sold in September - 2010 to 2014

The average sale price for a Canton MA home was $452,778, a 10.2% decrease from the same time last year.  While there was one Colonial/Saltbox home in Century estates that sold at list price ($625,000) after just one day on the market, the average days a Canton MA home spent on the market was 118.  Only two of these homes sold for at or over list price (22.2% of total sales).  That is a bit lower than the 30% of last September's total sales that went for at or above list price.  The list price-to-sale-price ratio has decreased 3% from last year as well (100% in 2013 vs 97% in 2014).

What do all these statistics mean for the Canton MA Home Buyer?  Prices have come down significantly from last year.  They have even come down slightly from the previous month; August's average sale price was $479,229.  We are entering the traditionally slow time of year for the real estate market.  That means less competition among Buyers.
