I have yet to figure out what we have done to anger Old Man Winter, but Massachusetts has really taken a beating this winter. I don't know about you, but I am ready to see a bit of sunshine. The first official day of Spring is March 20th. Do you think we might start to see some sunshine around these parts by then? I certainly hope so! For now, let's see what the Canton MA Home Sales Update for February 2015 said.
According to the MLS Property Information Network, there were a total of eight Canton MA homes sold from February 1-28, 2015. While this is slightly less than the 11 sold in January, it is the highest amount of Canton MA homes sold in January for the last five years. One Buyer with vision snagged a 4 bed/2.5 bath, 2131 square foot Antique Cape-style home for $248,500. Another Buyer purchased a 4 bed/2.5 bath, 2650 square foot, newly constructed Colonial located close to the center of town, the train and Cobb's Corner for $701,500 in just over 30 days. That was $1600 over list price.
The average sale price for a Canton MA home sold in February 2015 was $444,188. This was the lowest average sale price on record for the last five years. The average time a home spent on the market before going to offer was 29 days, significantly lower than the 75 days during the same time last year.
What does this all mean for a Canton MA Buyer? Great news when it comes to home prices. Has the weather had some effect on prices? Maybe. I wouldn't expect that this would be a long-term thing, though. Low interest rates and warmer weather will get more Buyers outside and looking at houses again soon.
