Another Satisfied Homebuyer: Congratulations to the New Owners of 32 Union Street, Norfolk, MA
These home buyers were referred to me by previous satsified clients. I am always honored to have a former client think so much of my services that they refer me to someone else.
They had a house to sell and the house had already been listed for sale. They had worked with their listing agent to also assist with buying a home, but that had not worked so well for them. They felt that the listing agent was not giving them the information they needed on the buying side and on the listing side felt that they were not getting the reprsentation they needed.
They were listing their home as a FSBO when they met with me. Unfortunately, it was difficult to get an offer accepted with a home sale contingency and no contract on their home for sale. So, I referred them to a good listing agent, who got their house under agreement quickly - while I moved forward working on finding them a new home to purchase.
Our search was hampered by the usual things we have seen in the market this season - limited inventory, higher prices and multiple bids. We expanded their search a bit into neighboring towns and found this gem of a home in Norfolk.
The photo does not do it justice! This is a 1912 Arts & Crafts style Colonial, with a relaxing screened-in front porch and loads of privacy. The house featured original hardwood floors, solid wood pocket doors, high ceilings, window moldings, crown moldings and a mission style banister and railings.
The house has four bedrooms, with large closets not often found in a hosue of this era, along with two full bathrooms and a first floor laundry room. The dining room has a built-in china cabinet and an additional room off the back of the house has a wood stove. Loads of windows provided beautiful views of the grounds from every room. With a total of 8 rooms and 1950 square feet of living space, this grand old home sits on 1.4 acres with grape arbors, plantings and stone walls. You just do not find this character in newer homes!
The house, while it did need updating to kitchens and baths, was in good shape, with a new roof, updated electrical and fresh interior paint.
Originally listed at $345,000.00 it was listed at $335,000.00 when we first saw it. With a strong preapproval in hand and their previous home under agreement, they were able to purchase this house at $335,000, with a $6000.00 closing cost credit from the Seller.
With a good listing agent working for them and great coordination and communication from all sides, they were able to close on the sale of their prior home on the same day they closed on its purchase at the end of April.
