Another Satisfied Buyer: Congratulations to my client who closed last week on his purchase of 22 Charlotte Road in Walpole MA

This client contacted me in the fall after reading my five star reviews on Zillow. When I responded to him, I also found out that one of his co-workers was a former client! I guess after he found me on Zillow, he mentioned that he was looking for a buyers agent and she also recommended me. It's nice to have two sources of recommendation!
He was a first time buyer looking in Norwood and Walpole. An excellent client, he already had a mortgage pre-approval from an excellent lender - one I had worked with many times before. Between the loan officers work and my buyer's own diligence, he had a very good idea of what he could afford and what he wanted to spend.
He also did an excellent job of narrowing down where he wanted to live. With close friends in the Walpole area, he knew he wanted to live fairly close to them. He was also pretty realistic about what his budget would and would not get him in the areas we were looking. With a client like this, it was easy to set up a search and start looking at houses.
Our first Sunday looking at homes was very successful. I showed him three homes that day and he was willing to jump right in with an offer on the first home we saw. It was not meant to be as that house had multiple offers and he was not able to offer above the list price - nor did I feel a higher price was warranted based on comps.
The best part was, that while he did not HAVE to move within a certain time frame and could wait for the right house, he was willing to put in an offer if he found something he liked. We looked at a number of other houses - many were just not right. Others he considered offering on but after we talked about different aspects and I advised him to think through all the details, we realized that we had not found the right house yet.
In early October, the house at 22 Charlotte Road had a price drop that put it in his range. Originally listed at $380,000, the price dropped to $365,000 within two weeks of listing. It was definitely the right house. A three-bedroom Cape built in 1942, this home had been owned by the same family since 1961. The house had been lovingly maintained for years. The kitchen had been updated, central air had been added and there was no apparent deferred maintenance. The bathrooms, although a bit outdated were in good shape. The house was liveable as is, with certain updating projects to be done in the future.
The bonus for my client was a large detached two-car garage, with enough room for two cars plus a workshop. The garage was nicer than some homes I've seen! We put in an offer right away. The home inspection revealed just a few minor items, not much unexpected, and with some repairs and credit by the Seller we were on our way to a smooth closing.
Every time we went back to the house - for inspection, for some measurements, for walkthrough - I could tell how much my buyer liked this house. It offered him everything he wanted, with room for him to make some updates over the years and increase equity - and more importantly live in his desired location close to friends and close to the commuter rail for work.
This transaction brought me so much satisfaction. The closing attorney said the same thing - it was just a pleasure to work with such a nice person and see them happy.
The final sales price for this three bedroom, one and half bath Cape was $360,000.00.
