Congratulations to my buyers who closed at the end last week on their purchase of a home in Canton MA
These buyers were a young professional couple with a baby, who chose Canton primarily because of its proximity to their work. They needed easy and quick highway access towards both Boston and towards the South. Canton is ideally located for them.
They contacted me in the winter after looking at a new construction house on their own. They had put in an offer on that house directly through the listing agent and it was promptly rejected because the builder felt it was too low. They decided that they needed some more guidance and contacted me after reading our reviews on Angies List.
After meeting with them, I did a market analysis and viewed the house with them. While indeed their offer was too low, so the list price was too high. We decided to attempt another offer that was based on recent comps and that too was rejected. The Seller would not budge on his price.
So, we set our sights on other homes in the area. Location was key and so was price and condition. They asked about another new construction house on Magnolia Way but found out that other buyers had just put in an offer that was accepted.
However, the listing agent had another lot right next door that the same builder was going to build. We toured the first home & the next door lot but the proximity of the lot to wetlands made it not the right location for them.
Knowing that the listing agent did a lot of work in the neighborhood, I told her to let us know if another one got listed. A few weeks later, there was a re-sale in the neighborhood, listed with this agent, and we were the first to look at it when it was listed. It was a 2006 home - so not brand new but still in great shape, with the same convenient location. After working out some inspection and other details, my buyers were able to close on this 4 bedroom, 2.5 bath, nearly 3000-square foot home in Canton MA.
It took us a while to get there but they finally have their new home. And the other house that they first looked at? Well, it is still on the market and has a couple of price drops too - but not to where it needs to be to get sold!
