What A Seller Should Expect About Radon Tests

Being an exclusive buyer agent in Canton MA who only represents buyers, I am not usually in a position of giving out advice to Sellers.  However, time and time again when I have buyers who are having a radon test done in their home, I run into Sellers who were not advised what to expect.

radon testIf the Massachusetts home buyer who is buying your home chooses to test for radon, their home inspector will leave a radon test running at the time of home inspection.  The radon test runs for a minimum of 48 hours.  When the Radon Test is running, whether it be canisters, vials or a continuous read machine, all doors and windows to the house must remain closed, except for normal exit and entry.  If the test is running in the basement, then the basement door must also remain closed.  

During the summer months if a home does not have central air conditioning, this may be an inconvenience to the Seller.  However, home buyers will want to test for Radon levels as part of their home inspection contingency.  Open windows and doors can result in false high or low readings, which is not good for buyers or sellers.

I have encountered a number of angry and annoyed home sellers who were upset or surprised to learn that they had to keep their windows and doors closed.  If they had been prepared by their listing agents, it would have been a little less stressful for them.

High levels of radon in a home have been shown to cause harmful health effects such as lung cancer.  Radon levels are easily remediated with radon remediation systems, that generally are not that expensive to install.  Testing for radon is a standard part of the due diligence a buyer takes when deciding to buy a home.  It will take 48 hours for the test to run.  Depending on which type of test is used, it could take an additional 48 hours or so to get the results.

 

Sellers should be prepared for what this test entails.

And, in the alternative, if the Sellers didn't want the annoyance, they can opt to have the home tested themselves with results available to the buyer.  We don't have a lot of radon testing done here, although I've had some buyers insist on it.

I think I can count on one hand the number of my buyers who do NOT test for radon.  It's pretty common here.  Then again, high radon levels are fairly common too.  I do wish listing agents would prepare their clients for this.  I can't tell you the number of times I've had angry/annoyed Sellers.
