Another Satisfied Buyer: Congratulations to my clients who closed last week on their purchase of 3 Marguerite Road in Walpole MA
These clients found me through a Google search last February. These first-time homebuyers were looking for a home in the area with a good location for commuting as well as a good school system for their two young children.
We narrowed the search to homes in Canton, Sharon and Walpole. After viewing a number of homes, they had a better idea of what they wanted in terms of style of a home. They were also determined not to go beyond their self-determined price level nor over-pay for a home.
In the spring and early summer, many homes went under agreement quickly. A bidding war was something these clients definitely did not want. Focusing on homes that had been on the market for a while - maybe overpriced and overlooked - was a good strategy to avoid those multiple offer situations.
I showed them this house a couple of times before they decided to put in an offer. A cute Cape-style home, it was in good condition, although in need of some updates. Priced at $449,900, it was overpriced compared to other similarly styled homes in the area. Althought at just over 1800 square feet of living area it offered more space than some of the other homes, some of that was in the form of an in-law suite that many buyers do not want. These buyers were willing to overlook that - planning to convert it to a master suite down the line. This gave us the opportunity to offer on a house that others had overlooked.
This Walpole Massachusetts home has four bedrooms bedrooms, three full bathrooms, and a finished basement. Complete with a large, level and private back yard, it offered the space these buyers wanted. It is within walking/biking distance to the commuter rail station and offers easy access to the highway - both good for their commutes.
This home was originally listed in at the end of May at $449,900. We saw it at the end of July and it was still listed at that price. With a strong preaproval letter and downpayment and a willingness to close at the end of September, we were able to close on this house at a price of $428,500.
