Stoughton MA Home Sales Report - 3rd Quarter 2014

It looks like Stoughton MA home sales for the last three months were a bit sluggish compared to last year's boom.  While the average price increased, total home sales declined sharply.  Here is a quick recap of the Stoughton MA home sales report for the third quarter of 2014.

Stoughton MA Total Homes Sold in the 3rd Quarter - 2010 to 2014

The MLS Property Information Network reported that a total of 55 Stoughton MA homes were sold between July 1st, 2014 and September 30, 2014.  That is a 41.5% decrease from the same time last year.  A 3 bed/1 bath ranch-style home on the Canton City line sold at list price ($165,000) after just two days on the market.  On the upper end, a 4 bed/4 bath Contemporary Colonial located in The Preserves at Pheasant Hill sold for $624,500.

Average Sale Price of a Stoughton MA Home Sold in the 3rd Quarter - 2010 to 2014

The average sale price for a Stoughton MA home increased from $318,374 in 2013 to $333,076 in 2014.  This is the highest third quarter average for the last five years.  Of the total homes sold in the last three months, 18 of them sold after less than 30 days on the market while 15 sold at or above the listing price.   More than half of Stoughton MA homes (50.9%) sold within the $250,000 and $349,999 price range.

How does this affect the Stoughton MA Home Buyer?  Prices are on the rise.  Even though we saw a sharp decrease in August's average sale price, it actually increased 20.8% in September 2014.  This brought up the overall average for the quarter.  Do your homework before you make an offer.  Just because the average sale price has increased does not mean that you should overpay for your dream home.  Contact your Stoughton MA Buyer Broker to get started today.

Hi Christine...the market is tough....listings are at an all time low and homes that we thought would never sell are pending.... we're down to bare bones....
