The July 2015 Canton MA Market Report showed some gains last month. Total sales and average sale prices were up. However, a Canton MA Buyer doesn't have to pay "sticker price" to get the house of their dreams.
July 2015 Canton MA Market Report
The MLS Property Information Network reported that a total of 27 Canton MA homes were sold in July 2015. That is 50% more than the total sold in July 2014. That is the most Canton MA homes sold in the month of July for the last five years. It is also slightly below the 28 sold in June of this year, which breaks the month-over-month gains we have been seeing lately.
The average sale price for a Canton MA home was $566,296. This was 4.3% higher than the $543,128 average during the same time last year. It is also 3.7% higher than June 2015's average price. Someone is a new owner of a 2 bed/1.5 bath, 1133 square foot, Cape-style home on over a one-half acre of lot. They paid $225,000 ($13,500 under list price) after just over a month on the market. Two Canton MA homes sold for over $1,000,000 in July as well. One of these properties was a 4 bed/4.5 bath, 6052 square foot Colonial on over one acre of land. The happy new owner paid $1,450,000 for this beauty after less than four weeks on the market. That was $145,000 under list price!
Home Sale Summary
What does this all mean for the Canton MA Buyer? You may be paying a little bit more for your dream home. That does not mean that you have to pay the list price, though. Sellers are getting an average of 98% of their list price on the final sale. Interest rates are still hovering around the 4% mark for a 30 year fixed-rate mortgage, according to Bankrate.com.
