August 2015 Milton MA Home Sales Report

The figures for the August 2015 Milton MA Home Sales Report are now in.  Prices continue to increase.  Demand is still healthy, too.  That is part of the reason why prices have continued to go up.  Are you thinking about buying a home soon?  You might want to get started sooner rather than later.

Total Milton MA Homes Sold in August - 2011 to 2015

The MLS Property Information Network is reporting that 30 Milton MA homes were sold in August 2015.  That is a slight decrease from the previous month.  However, it is 15.4% higher than the same time last year.  That makes this the second highest August sales in the last five years.  Of the 30 homes sold, 13 of them took less than 30 days to go to offer.  That's almost half of all sales!

Average Sale Price of Milton MA Homes Sold in August - 2011 to 2015

Milton MA Buyers paid an average of $640,996 in August 2015.  That is a 2.8% increase over July 2015 sales and a 9.4% increase from August 2014.  For a better perspective, Buyers may want to keep this in mind.  Three of the total August 2015 sales were over $1,000,000.  There were no $1M+ home sales last year.  If you take those three sales figures out of the equation, the average sale price decreases to $524,347.  That would mean that the average sale price actually decreased 10.5% from the same time last year.

Buyers' Takeaway

How does the August 2015 Milton MA Home Sales Report affect the Milton MA Buyer?  There is some competition out there right now.  Sellers seem to be pricing their properties pretty competitively.  You need to be ready with a strong offer.  Talk to your Milton MA Buyer Broker.  Get your paperwork ready as soon as possible.  Do your homework and you'll be moving into your new home in no time.
