Single-family home sales in Sharon MA have have been all over the map this year. The year started out super low. They hit their peak in June. According to the August 2015 Sharon MA Home Sales Report, they are back down again. Is that good news or bad news for Sharon MA Buyers? We'll just have to wait and see.
August 2015 Sharon MA Home Sales Report
According to the MLS Property Information Network's stats, a total of 24 Sharon MA homes were sold in August 2015. This was the lowest August sales in the last five years. It was one home more than the 23 sold in July 2015. However, it marked a 22.6% decrease from the same time last year.
Unlike sales, prices have actually gone up. The average sale price for a Sharon MA home in August 2015 was $610,321. That was 15.5% higher than last year. One lucky Buyer purchased a 3 bed/1.5 bath, 1665 square foot ranch-style home for $355,000. Another Buyer is now the proud owner of a 5 bed/3 bath, 5005 square foot Contemporary home on just under one acre of land in Canoe River Estates. They paid $1,150,000, which was $40,000 under list price. And they got it in just 30 days.
The August 2015 Sharon MA Home Sales Report also revealed that homes stayed on the market an average of 31 days until offer. This was up from the 25 days to offer average last August. Seven of the 24 total homes sold in 30 days or less.
How Does the August 2015 Sharon MA Home Sales Report Affect Buyers?
Prices are up but sales are down. Sellers are still working with Buyers to make a deal happen. Federal Reserve officials are meeting this week. Is an interest rate hike imminent? We won't know until they talk to the press after their meeting. Financial experts are still expecting rates to increase by the end of the year.
